The Qualitas Senior Debt Fund was launched in 2017 and focuses on lending to reputable commercial real estate owners and developers across the residential, commercial and industrial sectors. Senior secured loans benefit from a lower risk profile compared to junior debt (i.e. mezzanine) and equity investments.

The Qualitas Construction Debt Fund was launched in 2016 and provides predominately senior debt construction loans to fund development and construction costs of real estate development projects. These loans are secured against land with the potential for development, or real estate assets that are soon to be or are under construction.

The Qualitas Build-to-Rent Impact Fund (QBIF) was launched in 2020 and is Australia’s first environmental and sustainable focused real estate debt Fund in the growing build-to-rent (BTR)/multifamily sector. The Fund will finance housing that meets strong sustainability standards and reduces greenhouse gas emissions by at least 35% compared with the current building code. Improved energy efficiency means lower energy consumption for residents and asset owners. BTR – also known as multi-family housing – refers to purpose-built residential rental accommodation, owned by institutions and designed to meet the needs of residents. While new to Australia, the asset class is well-established in the US and Europe, and more recently the UK.

The Qualitas Food Infrastructure Fund was launched in 2018. In our core equity funds, we currently manage a number of real estate assets on behalf of Fund Investors with a focus on assets generating defensive and resilient cash flows, such as food logistics and manufacturing as we expect that these types of real estate assets display defensive income characteristics, including attractive rental escalations and resilient cashflows, to provide attractive risk-adjusted returns for Fund Investors.

We launched Build-to-Rent (BTR) Equity in partnership with GURNERTM in 2020 to enter the multi-family housing sector and launched capital raising for a dedicated Fund for the sector. The partnership covers the eastern seaboard of Australia and New Zealand, with the platform focused on the deepest part of the Australian rental sector, being product rented by professionals with a focus on amenity and service.
